Another acronym climbing down from the office to the site

First it was BIM. Now another acronym keeps coming up in the industry’s working groups: GIS. Large contractors are already discussing it at adoption level — buildingSMART Spain’s contractors’ round table has run working sessions on GIS in construction companies with real site cases (context at buildingsmart.org). If you run a small team, the practical question is the usual one: does this concern me — and when?

Short answer: the corporate version, not yet. The underlying idea, starting today — and it’s simpler than it sounds.

GIS in one paragraph

A GIS (geographic information system) organises information by its position on the territory: every piece of data — a pipe, a manhole, an issue — lives at its coordinates, on a map. If BIM orders information inside the building, GIS orders it across the territory. That’s why it shines on linear infrastructure, networks and anything that sprawls: roads, utilities, fibre rollouts, installation fleets scattered across a city.

Why contractors are taking it to site

Three practical reasons, distilled from what the industry itself reports in its working groups:

  • A jobsite is territory. Accesses, affected utilities, workfronts spread over kilometres: seeing them on a map prevents mistakes a sheet-by-sheet drawing hides.
  • The data is already geographic. Topography, land matters, existing networks — they arrive georeferenced; a GIS puts them in one view.
  • Continuity into operation. The delivered asset (a network, a road) is operated on a map afterwards: documenting located-from-the-start saves the handover.

All true — and all conceived at the scale of a major contractor with an IT department. The interesting question is what survives of that idea at the scale of an 8-person crew.

The small-team version: issues on a map

Stripped of platforms, the nuclear idea of GIS is: data that knows where it is. And that idea does have a small-team version, with no implementation project:

  • The installer with twenty jobs across the province: every issue, every installation photo, at its address on the map — not in a camera roll.
  • The urban maintenance crew: every inspected manhole, every faulty streetlight, located where it stands.
  • The itinerant inspector: ten sites a week, needing the documentation ordered by place, not by date.

The obligatory honesty: that is not a GIS. There are no spatial-analysis layers, no network topology, no geographic queries. It’s the entry step — issues and evidence located on a map — that solves 80% of a small team’s need with 2% of the complexity.

When you actually need a real GIS

Signs you’ve outgrown the entry step: you manage networks whose geometry and connectivity are the asset (water, fibre, lighting); your client requires deliverables in GIS formats; you need spatial analysis (buffers, optimal routing); or you operate a maintenance contract where the georeferenced inventory is contractual. At that point a proper GIS — with its rollout and training — stops being a luxury and becomes a tool. Until then, field data that knows where it is already puts you ahead of most.

FAQ

What is GIS in construction? Organising project information by geographic position — data, networks and issues on a map — the way BIM organises it inside the building. Large contractors adopt it for linear works, utilities and territory management.

Does a small team need a GIS? Almost never as a first step. The real need is usually simpler: field issues and evidence located on a shared map. Geolocated documentation delivers that without a GIS platform.
