The IFC Model Doesn't End at Handover

The file that dies in a folder
There’s a sad ritual on many projects: the design team exports the IFC, uploads it to the deliverables folder, someone ticks the box in the requirements — and the file is never opened again. Months of modelling turned into an attachment sleeping next to the meeting minutes.
The old mindset treats the IFC model as a deliverable: a final, frozen document to be handed over and archived. The new one — the one the industry itself is pushing (buildingSMART’s own resources on IFC make the point repeatedly) — treats it as a container of reusable information that keeps generating value across the asset’s life. This article is about the slice of that idea that belongs to the field team: what you can legitimately do, without authoring tools, with the model you’ve already been handed.
Frozen deliverable vs living source
The difference fits in one question: how many times does the model get opened after handover?
- Old view: once. To archive it. The model represented the design; now it represents compliance with a clause.
- New view: every week. To check how a service drops, verify built work against intent, show a trade what’s behind that partition, and anchor field documentation to the exact point of the building.
None of this requires touching the model. It requires having it at hand — which is precisely what the deliverables folder prevents.
What a field team can do with a delivered IFC
Four legitimate uses, in ascending order of value:
- View it and walk it. With a free viewer, on a phone, no licence — the step-by-step is here. This alone answers half the questions raised at the workface.
- Consult it in front of the element. The section that makes no sense on the drawing makes sense when you rotate the model in front of the actual wall.
- Verify as-built. Does what got executed match what was modelled? With the model in your pocket, checking is a glance — and a discrepancy becomes a note made on the spot.
- Document on top of it. The most valuable: using the model as the canvas for field documentation. Every issue, every verification, every piece of evidence — anchored to its point in the building.
Documenting on the model, concretely

The case for asking for the IFC
If you run sites and the model exists but nobody ever passed it to you, this article is your argument: ask for it. You’re not asking for design tools or access to the authoring process — you’re asking for an open file (what is an IFC file?) you can open for free, which turns your queries, checks and records into something anchored to the building. The worst that can happen is what already happens: it sleeps in a folder.
FAQ
Can I use an IFC model on site without knowing BIM? Yes. Viewing, walking and documenting on top require no BIM training and no authoring software — a mobile viewer is enough. Producing or modifying the model remains the design team’s work.
Does the delivered model replace the drawings? No: the contract defines the contractual document, and day-to-day work stays mixed — the honest comparison is in IFC vs PDF on site. The model adds context; it doesn’t subtract drawings.
What if I find a discrepancy between model and reality? Document it where it is: pin at the point, photo of the actual state, voice note with the detail, assigned to the right person. Whether the model, the drawing or the work gets corrected is the project’s process to decide; your job is that the discrepancy is recorded with context.
